Every warehouse, medical building, and retail center in Texas started as a land deal — and the buyers who got there first captured the value everyone else pays for later. Our land brokerage practice works both sides of that equation: helping developers, users, and investors find commercial land for sale in Austin and across Central Texas before it’s fully priced, and helping landowners exit at numbers that reflect where the growth is going, not where it’s been.

The Texas land market has stayed remarkably durable. Statewide land pricing held through the rate cycle and returned to growth, with the I-35 corridor between Austin and San Antonio — Georgetown, Round Rock, San Marcos, New Braunfels — among the most actively pursued development geographies in the country. Data center and advanced manufacturing site demand has added a new class of land buyer to the market, competing for power-served acreage alongside traditional industrial, retail, and residential developers.

Land transactions carry diligence complexity that improved property doesn’t: utility availability and capacity, floodplain and topography, entitlements and zoning path, MUD and PID considerations, access and TxDOT frontage questions, and — increasingly decisive — electrical service timelines. We front-load that diligence into the deal analysis so pricing reflects what the dirt can actually support.

For sellers, we build the development story before we build the flyer: what the highest and best use is, who the realistic buyer pool is, and what comparable dirt has actually traded for on a per-acre and per-buildable-SF basis. Land marketed with an entitlement narrative and real comps sells faster and at stronger numbers than acreage listed with a boundary line and a price.

Common Questions About Land Deals

What diligence should I expect before pricing?

Utility availability and capacity (increasingly, electrical service timelines decide land value), floodplain and topography review, current zoning and the realistic entitlement path, access and TxDOT frontage questions, and any MUD, PID, or ETJ considerations. We front-load all of it because land priced before diligence is land re-priced during contract.

How long do land deals take?

Longer than improved property — expect extended feasibility periods, and expect buyers to earn their extensions. We structure contracts so feasibility time is paid for through hard money at defined milestones, keeping sellers protected and buyers committed.

Can you find land that isn’t listed?

That’s a core part of the practice. Much of the best Texas dirt trades without ever hitting a listing platform. For buyers with defined criteria, we run direct-to-owner campaigns in target corridors — title research, ownership outreach, and quiet negotiations.

What makes corridor land different?

The I-35 spine between Austin and San Antonio, the SH-130 eastern arc, and the US-290 Hill Country corridor are priced on trajectory, not just current use. Buying there is buying a growth thesis; we make sure the thesis is backed by utilities, rooftops, and traffic data rather than a heat map.
