These Terms of Use (“Terms”) govern your access to and use of 7s.life and any website or online service operated by 7 Streams Commercial Group that links to these Terms (collectively, the “Site”). By accessing or using the Site, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the Site.
1. About 7 Streams and Brokerage Affiliation
7 Streams Real Estate Group, LLC, doing business as 7 Streams Commercial Group LLC (“7 Streams,” “we,” “us,” or “our”), operates the Site and is affiliated with eXp Commercial, LLC and eXp Realty, LLC (collectively, the “Affiliated Brokerage Entities”). Brokerage services are provided through the appropriately licensed brokerage entity and licensed real estate professionals as required by applicable law.
References on the Site to 7 Streams, eXp Commercial, eXp Realty, affiliated professionals, or available resources do not alter the identity of the brokerage party identified in a written representation agreement, listing agreement, commission agreement, transaction document, disclosure, or other governing instrument.
Nothing on the Site creates a partnership, joint venture, employment relationship, fiduciary relationship, agency relationship, or brokerage representation agreement between you and 7 Streams, an Affiliated Brokerage Entity, or any real estate professional. Such a relationship arises only through an applicable written agreement or as otherwise provided by law.
2. Informational Purpose Only
Site content is provided for general informational and marketing purposes. It is not legal, tax, accounting, investment, engineering, environmental, zoning, land-use, construction, lending, or other professional advice. You should consult qualified professionals regarding your particular circumstances.
No Site content constitutes an offer, commitment, guarantee, or recommendation to enter into a transaction. Market commentary, projections, financial illustrations, demographic information, maps, measurements, and other materials may rely on third-party sources and assumptions.
3. Property and Listing Information
Property information is believed to be reliable but is not guaranteed. Subject to these Terms, we grant you a limited, revocable, nonexclusive, nontransferable license to access and use the Site for lawful personal or internal business purposes related to evaluating real estate services or opportunities.
You may not:
- copy, republish, sell, license, distribute, or commercially exploit Site content without written permission;
- scrape, crawl, harvest, index, download in bulk, or use automated systems to extract Site content or data, except as permitted by applicable law or written authorization;
- interfere with Site operation, security, or access controls;
- upload malicious code or attempt unauthorized access;
- impersonate another person or misrepresent an affiliation;
- use the Site or its information for unlawful, fraudulent, discriminatory, or misleading purposes;
- remove copyright, trademark, attribution, or proprietary notices; or
- use Site content to train, develop, or enhance an artificial intelligence or machine-learning system without written authorization.
6. Intellectual Property
The Site and its original content, design, graphics, logos, photographs, videos, compilations, and software are owned by or licensed to 7 Streams, the Affiliated Brokerage Entities, or their respective licensors and are protected by intellectual-property laws.
The names, marks, and logos of eXp Commercial, eXp Realty, and other third parties remain the property of their respective owners. No license to use any trademark is granted except as necessary to view the Site.
7. Information and Materials You Submit
You represent that information you submit is accurate to the best of your knowledge and that you have the right to provide it. You grant us a nonexclusive license to use, reproduce, transmit, and disclose submitted materials as reasonably necessary to respond to you, provide requested services, evaluate a transaction, comply with law, and operate our business.
Do not submit confidential, privileged, export-controlled, or highly sensitive information through a general Site form. Submission of information does not create a confidential, fiduciary, or brokerage relationship unless established separately in writing or by law.
8. Communications Consent
When you submit a form or provide contact information, you authorize 7 Streams, applicable Affiliated Brokerage Entities, and their real estate professionals or service providers to respond regarding your inquiry by email, telephone, or text message.
If a form separately requests consent for marketing or automated communications, the disclosure presented with that form will control. Consent to marketing calls or texts is not a condition of purchasing property or receiving brokerage services. You may revoke marketing consent by following an unsubscribe instruction, replying STOP to a text, or contacting us. Message and data rates may apply.
9. Third-Party Services and Links
The Site may include information, tools, embedded services, or links supplied by third parties, including listing platforms, mapping providers, social media services, analytics providers, and Affiliated Brokerage Entities. We do not control and are not responsible for third-party content, availability, security, accuracy, or practices. Your use of a third-party service may be governed by separate terms and policies.
10. Privacy
Our collection and use of personal information through the Site are described in our Privacy Policy. Information collected directly by an Affiliated Brokerage Entity or a third-party platform may be governed by that entity’s separate policy.
11. Disclaimer of Warranties
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE.” 7 STREAMS DISCLAIMS ALL EXPRESS AND IMPLIED WARRANTIES, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, CURRENTNESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, SECURITY, AND UNINTERRUPTED AVAILABILITY.
WE DO NOT WARRANT THAT THE SITE WILL BE ERROR-FREE, SECURE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS. YOUR USE OF THE SITE AND RELIANCE ON ITS CONTENT ARE AT YOUR OWN RISK.
12. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, 7 STREAMS, THE AFFILIATED BROKERAGE ENTITIES, AND THEIR RESPECTIVE OWNERS, OFFICERS, DIRECTORS, EMPLOYEES, INDEPENDENT CONTRACTORS, REAL ESTATE PROFESSIONALS, AFFILIATES, LICENSORS, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, LOST BUSINESS, OR BUSINESS INTERRUPTION, ARISING FROM OR RELATED TO THE SITE OR ITS CONTENT, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE AGGREGATE LIABILITY OF 7 STREAMS ARISING FROM OR RELATED TO THE SITE WILL NOT EXCEED THE GREATER OF $100 OR THE AMOUNT YOU PAID DIRECTLY TO 7 STREAMS, IF ANY, SPECIFICALLY FOR USE OF THE SITE DURING THE SIX MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM.
Some jurisdictions do not permit certain exclusions or limitations, so portions of this section may not apply to you.
13. Indemnification
To the extent permitted by law, you agree to defend, indemnify, and hold harmless 7 Streams, the Affiliated Brokerage Entities, and their respective personnel and service providers from claims, liabilities, damages, judgments, losses, and expenses, including reasonable attorneys’ fees, arising from your unlawful use of the Site, your violation of these Terms, or your infringement of another person’s rights.
14. Suspension and Termination
We may restrict or terminate access to the Site at any time if we reasonably believe you have violated these Terms, created risk, or interfered with the Site. Sections that by their nature should survive termination will remain effective.
15. Governing Law and Venue
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Unless applicable law requires otherwise or a separate written agreement controls, any legal action arising solely from use of the Site must be brought in a state or federal court located in Travis County, Texas, and you consent to the jurisdiction of those courts.
Any brokerage representation agreement, listing agreement, transaction document, or other written contract may contain a different governing-law, venue, mediation, or dispute-resolution provision. In that event, the applicable written contract controls for disputes within its scope.
16. Changes to the Site or These Terms
We may modify the Site and these Terms periodically. Updated Terms will be posted with a revised effective date. Your continued use after an update constitutes acceptance of the revised Terms to the extent permitted by law.
17. Severability and Waiver
If any provision of these Terms is held unenforceable, it will be modified to the minimum extent necessary or severed, and the remaining provisions will remain in effect. Failure to enforce a provision is not a waiver.
18. Entire Agreement
These Terms and the Privacy Policy constitute the agreement concerning your use of the Site. They do not replace any brokerage, representation, listing, confidentiality, commission, transaction, or other written agreement.
