From the competitive set outward: we survey every comparable availability in your submarket, adjust for condition, parking, access, and TI expectations, and model the effective rent each competing property is actually achieving after concessions. The asking number is a strategy, not a wish — priced to generate tours in the first thirty days, when a listing has the most attention it will ever get.

What does your marketing actually include?
